Affordability Test

The Affordability Test for Sellers is a self-service tool that makes it easier to identify affordable housing loans. It estimates the number and percentage of specific units per property that meet very low-income (VLI) or low-income (LI) eligibility parameters and also estimates the amount of uncapped and capped unpaid balance (UPB). These parameters are based on a specific county’s area median income (AMI) threshold as determined by the U.S. Department of Housing and Urban Development (HUD).

The following inputs are required for the tool:

  • State in which the property is located
  • County in which the property is located
  • Number of units per bedroom type
  • Monthly rent & utilities payment per bedroom type
