Securing multifamily financing can be challenging, and may involve many unknown obstacles, especially for diverse and emerging multifamily sponsors who are still building their businesses. We’re working to help meet those challenges by bridging the knowledge, relationship, and financing gaps that persist within the multifamily industry. Our efforts include bringing together an annual group of diverse and emerging sponsor participants (Cohort) who are looking to grow and scale their businesses, and providing educational and networking opportunities that will help them progress.

During our time together, we will engage in multiple virtual and in-person sessions to help increase networking and educational opportunities for these sponsors. Having a two-way communication channel with the Cohort allows us to drive towards a more inclusive and equitable multifamily ecosystem.

Diverse and Emerging Sponsor Guidelines

Freddie Mac Multifamily has determined that sponsors meeting the following criteria will be best suited for the Cohort:

  • No more than 1,000 multifamily units owned/operated
  • At least 5 years of multifamily ownership experience and/or meets the Small Balance Loan (SBL) baseline experience requirements*

*SBL baseline experience requirements are defined as sponsorship of (i) a minimum of three multifamily properties, with at least one for a minimum of the preceding two years, (ii) at least one multifamily property for the five preceding years or (iii) at least 10 units consisting of 2- to 4-unit properties for a minimum of the preceding two years.

Disclaimer: The purpose of the cohort list is limited to sharing the names of companies who have engaged in this year’s Cohort activities. A sponsor’s participation in the Cohort is not to be considered a pre-approval of them by Freddie Mac for future loan transactions. They will need to go through the standard application and review process Freddie Mac requires of all sponsors and borrowers for the loans it purchases.
